The proximity of this project to a railway station meant that the client came to THG with a challenge – it has to be high density, but it has to have an aesthetic sense of community.
Dickson Properties wanted to put forward a proposal to the Department of Land to develop a parcel of land on the proviso that a proportion of the residential development would be made available to first home buyers.
The site had a number of constraints, including its proximity to a railway station, a large area of restricted environment, a road reserve traversing the site and a future road corridor to the east of the site. Taking all these into consideration, THG was able to create a design that maximised the yield of the site while still maintaining the visual appeal.
THG created a master planned community characterised by avenues of trees lining the vistas, kick and play parks and an environmental zone that can also be used for recreation and a mixture of densities. THG also incorporated a road network and parks that encouraged pedestrian activity throughout the estate.
