Creating a high quality urban infill master planned community on a site located on the fringe of the Guragunba flood plain on Queensland’s Gold Coast was no mean feat for THG. After obtaining approval for the first stages of the 73ha site, THG’s next challenge was to negotiate with the Gold Coast City Council to allow a mixed use development comprising residential, tourist resort, small scale commercial and retail uses.
THG’s role was as consultant and advisor to the client, project managing the high end hydrological investigations required to ensure the site was developable. Balancing these scientific investigations with commercial considerations to deliver a marketable product was THG’s biggest concern.
The wetland and open water environment are to be a feature of this 500 dwelling master planned development, featuring canoe trails, bridle trails and cycle and pedestrian paths in an expansive parkland setting.
